Terms and Requirements When Selling Property

Our Basic Terms when Selling property are as follows:

 

1. The Owner(s) is to provide us, The Agents; Blue Sky Realtors Ltd., with proof of your ownership of the property. Example: Copy of Certificate of Title and or Memorandum of Transfer or Power of Attorney to sell (at least one of these) along with copy of ID of owner(s).

2. The Owner(s) will sign a Listing Agreement with Us, usually a 1 year or 6 months contract during which time we do all in our advertising and promoting power to obtain a sale of the said property. A draft contract can be emailed for review.

3. Once #1 and #2 above have been satisfied or while in process, We visit The Owner’s property to obtain actual details on it while photographing it for advertising.

 

Commissions

4. The Owner(s) will be charged a commission of 5% of the Final Selling Price of a property after a sale has been secured; i.e. absolutely No charges before closing of sale of the property.

 

Other Requirements

5. If a recent Valuation has been done for the property the Owner(s) can provide this to the Agent as well. A Valuation is perfect guide for setting the price for your property. In the event of no Valuation we could produce an Opinion of Value Report Valuation. The Valuation also provides important, specific details on the property required for listing.

6. The Owner(s) will furnish The Agent contact detailsf (mobile, email, etc) to facilitate communication. If The Owner(s) is based overseas, contact details for a local individual will be required to provide access to the property.

7. The Owner(s) should provide a brief description of the property (Location, Land Size, Amount of Floors, Beds, Baths, Road Access, Views, etc) for ease of identification.

Our company works closely with the professionals in our field to accomplish a smooth sale for you the client – Lawyers, Surveyors, Valuers, Banks, Registry Personnel, etc. We have been in operation for over 19 years to date and so selling property is a process we have grown quite familiar with.
